Position Summary Tidal Basin is seeking a detail-oriented and articulate Apartment Scout and Leasing Negotiator to act as the primary liaison between our clients and potential housing partners in Anchorage, Alaska. The ideal candidate will combine strong negotiation skills with an exceptional eye for quality and habitability to secure the best possible leasing agreements for our clients.
The Apartment Scout & Leasing Negotiator will be responsible for identifying, evaluating, and securing apartment units that meet high standards for quality of life and value. This role requires extensive local travel to inspect properties, build relationships with leasing agents, and negotiate favorable lease terms, rates, and amenities.
Key Responsibilities:
Property Sourcing & Evaluation: Identify prospective apartment communities and available units using market data, online listings, and local networking.
On-Site Inspections: Conduct thorough, in-person evaluations of potential apartment units to ensure they meet quality-of-life standards, including location, condition of appliances, cleanliness, safety features, amenities, and overall atmosphere.
Quality Assurance: Assess the "livability" factor of each unit and community, looking beyond surface-level aesthetics to evaluate whether an apartment will meet the specific needs of disaster survivors.
Leasing Agent Liaison: Develop and maintain strong working relationships with apartment leasing agents and property managers.
Negotiation: Skillfully negotiate lease terms, rental rates, move-in specials, fees, and concession packages to secure the best value for our clients.
Documentation & Reporting: Document all findings, inspection checklists, negotiated terms, and communication logs accurately and promptly. Prepare detailed reports and recommendations for management review.
Market Analysis: Stay current on local rental market trends, vacancy rates, and competitor pricing to inform negotiation strategies.
Requirements and Qualifications:
Experience: Proven experience in real estate, property management, leasing, sales, or negotiation-focused roles is highly preferred.
Communication & Negotiation Skills: Exceptional interpersonal, communication, and negotiation abilities are crucial. Must be comfortable interacting with property managers and advocating effectively for desired outcomes.
Attention to Detail: A keen eye for detail and the ability to identify potential maintenance or livability issues during property inspections.
Market Knowledge: Familiarity with the local real estate rental market and housing laws.
Transportation: Must have a valid driver's license and be willing to travel extensively within Anchorage, AK.
Organizational Skills: Excellent time management and organizational skills to manage a pipeline of potential properties and lease agreements simultaneously.
Education: Bachelor’s degree in Business, Real Estate, or a related field is preferred.
