Position Summary: Tidal Basin is seeking a Florida Certified Property Appraiser who can review Actual Cash Value (ACV) appraisals of residential, commercial, and multi-family properties for various purposes, including sales, financing, and taxation. This position requires a keen eye for detail and a strong understanding of real estate markets and financial concepts. The ideal candidate will be responsible for conducting thorough property evaluations, preparing detailed reports, and utilizing quantitative research methods to ensure accurate appraisals
Job Duties and Responsibilities include:
Conduct comprehensive property inspections to assess condition, features, and overall value.
Gather and analyze data related to property sales, market trends, and economic factors influencing real estate values.
Prepare detailed financial reports that clearly communicate appraisal findings to clients and stakeholders.
Utilize financial software to assist in data collection and analysis for accurate appraisals.
Apply knowledge of Low-Income Housing Tax Credit (LIHTC) regulations when relevant to appraisals.
Collaborate with clients, lenders, and other professionals to provide expert advice on real estate valuation.
Stay updated on changes in real estate laws, regulations, and market conditions that may impact appraisal practices.
Skills and Competencies:
Strong proficiency in financial report writing to convey complex information clearly and concisely.
Excellent quantitative research skills to analyze data effectively and support appraisal conclusions.
Familiarity with financial software tools used in real estate appraisal processes.
Knowledge of LIHTC regulations is a plus for appraisers working in affordable housing sectors.
Solid math skills for performing calculations related to property valuation and financial analysis.
Ability to account for various factors affecting property values including location, condition, and market demand.
Expertise in real estate appraisal techniques and methodologies.
Proficient in data collection methods to gather relevant information for accurate assessments.
Understanding of key financial concepts related to real estate transactions and valuations.
Awareness of tax implications that may affect property values or investment decisions.
Education and Experience:
High school diploma or GED
Bachelor's degree or higher preferred.
Complete 200 hours of pre-licensing education, including the 100 hours required to become a Registered Trainee Appraiser.
Have at least 1,500 hours of experience working under a certified appraiser
